MRP Realty, CSG Urban selected to redevelop D.C. Housing Authority headquarters site



The D.C. Housing Authority has selected a team led by MRP Realty and CSG Urban Partners to redevelop its 2.5-acre North Capitol Street headquarters site as mixed-use, with a new facility for DCHA in addition to mixed-income residential.


The MRP/CSG joint venture was chosen to redevelop 1133 North Capitol St. NE over four competitors — CityInterests and CIM, the JBG Cos., Republic Properties and WC Smith, Akridge and Capstone. The review of the short-listed pitches took eight months.

"DCHA looks forward to entering into discussions with the MRP Realty/CSG Urban team to create new, energy efficient, vibrant housing communities, but also to create a better business environment for our customers and staff," Adrianne Todman, DCHA executive director, said in a statement. "MRP Realty/CSG Urban has expressed to us that they share our goals and vision for this site."


The RFP required the project to include a new 80,000-square-foot DCHA headquarters building, a mixed-use, mixed-income residential component, a 46,000-square-foot off-site facility for DCHA operations, and "substantial payments" to the agency. Additional details of the MRP plan were not immediately available, except that MRP and CSG have pledged a minimum of 70 affordable residential units..

MRP was chosen "based on their project concept and development plan," on financial plans, financial offers and considerations to DCHA, resident training and hiring plans, and their proposal to work with disadvantaged and small business enterprises.



In addition to CSG Urban Partners, the team also include Taylor Adams Associates, Habitat for Humanity, Audubon Enterprises, Buzzoto Management, Hord Coplan Macht, Blue Skye Development and McCullough Construction LLC.
